Average Sale Price For Single-Family Home Falls 12.9% In Danbury

DANBURY AND RIDGEFIELD, Conn. -- Average sale prices for homes in Ridgefield and Danbury declined appreciably in the past 12 months, according to recently released third quarter real estate reports.

The average sale price for a single-family home in Danbury fell 12.9 percent, according to figures in a report from Berkshire Hathaway HomeServices New England Properties. The average sale price fell 9.8 percent in Ridgefield for the period from the end of the third quarter in 2013. Danbury saw a 5.1 increase in the sale of single-family homes compared to the third quarter of 2013 and the average days on market declined by 11 percent. The median sale price also fell, to $265,000. For Danbury condos, the median sale price climbed 19.2 percent to $250,000.

The median sale price for a single-family home fell  13.7 percent in Ridgefield. Condos in Ridgefield also dipped in price. The average sales price fell 16.9 percent in the past year to $301,900 and the median price fell 31 percent to $249,000.

The housing slumps in both communities reflected a countywide trend. Home sales declined 9 percent overall in Fairfield County in the third quarter and are down 7 percent for the year. The median sale price was down 2 percent across the county, compared to the end of the third quarter in 2013 and the 12-month median sale price rose just 1 percent.
