In Fairfield County, single-family home sales fell 4 percent during the fourth quarter in 2014 compared with the same time period from 2013. Danbury’s single-family home sales fell 10 percent, and Ridgefield's sales fell 19 percent.
For the year, sales declined in both communities. In Danbury, sales fell 5 percent compared with 2013 and Ridgefield's sales fell 15 percent. Sales fell 6 percent across in 2014 across the entire county.
The median sale price for a single-family home in Danbury rose 8 percent in the fourth quarter compared with 2013, to $255,000. Ridgefield’s median sale price fell 14 percent to $585,000. For the year, Danbury stayed flat, and Ridgefield rose 2 percent. The median sale price in Fairfield County also stayed flat, at $460,000.
Although sales fell throughout most regions in Fairfield County in 2014, the year was still second best in terms of total sales since 2006. Home sales in Danbury and Ridgefield followed that trend.
Contributing to the sales decline is limited inventory. According to the report from Coldwell Banker, there were 12 new listings in Ridgefield in December, down 42.9 percent from December 2013. New listings in Danbury in December fell 34 percent from November and 14.3 percent from the previous year.
